Top 5 Roof Warning Signs Every Homeowner Should Know

Your roof works hard every day to protect your home from rain, wind, snow, and everything else our Midwest weather throws at it. Over time, even a well-built roof starts to show its age. The key is catching the small issues before they turn into big, expensive problems.

Here are five of the most common roof warning signs every homeowner should know and why it’s important to take them seriously.

1. Shingles That Are Curling, Cracked, or Missing

The shingles on your roof are your first line of defense. When they start to wear out, it's one of the clearest signs you may need a new roof.

  • Curling or cracked shingles: When shingles start curling up or cracking, it means they’re drying out and no longer sealing properly. That makes it easier for water to get in

  • Missing shingles: After a strong wind or storm, check for bare patches. If shingles are gone, your roof is exposed to water damage

  • Granule loss: Asphalt shingles have a gritty coating to protect them. If you see that grit showing up in your gutters or on the ground, it means the shingles are wearing out

If you’re seeing these signs in more than one spot, that’s your roof telling you it’s time to get it checked.

2. Water Stains or Leaks Inside Your Home or Attic

A water stain on your ceiling might not seem like a big deal at first, but it usually means water is already making its way through your roof.

  • Ceiling or wall stains: Yellow or brown spots inside your home are one of the first signs of a roof leak

  • Damp attic or insulation: If your attic smells musty or the insulation feels wet, you’ve likely got a leak even if you haven’t noticed it in your living space yet

  • Light coming through the roof: If you can see daylight peeking through your attic ceiling, that means there are holes or gaps in your roof

Leaks don’t fix themselves. The sooner you take care of them, the less damage you’ll have to deal with down the road.

3. Sagging Roof or Spongy Spots

Your roof should have a clean, straight shape. If it looks like it’s dipping or sagging anywhere, it may be a sign of something serious underneath.

  • Sagging roofline: A roof that looks uneven or droopy could mean that the wood underneath is rotting or has water damage

  • Soft spots: If you walk on your roof (only if it’s safe), and it feels bouncy or soft, that’s another warning sign that the structure under your shingles might be failing

These kinds of problems usually mean it's time for a full roof inspection and possibly a replacement.

4. Granules, Dark Streaks, or Moss

Sometimes the signs are more subtle but still serious. If your roof looks streaky or patchy, don’t ignore it.

  • Granules in the gutter: If your gutters are filling up with gritty shingle debris, your shingles are breaking down

  • Bald spots or shiny patches: Areas where the granules are worn off leave your roof open to sun damage and leaks

  • Dark streaks or moss: Algae and moss grow in shaded, damp areas. Moss holds moisture against your roof and speeds up wear and tear

These signs often show up after your roof has been through a few rough seasons. It might still be doing its job for now, but these are early signs of roof failure that shouldn’t be ignored.

5. Damage After Storms or Harsh Weather

Midwest weather is no joke. Between the heat, hail, snow, and wind, our roofs take a beating all year long.

  • Storm or wind damage: After a storm, take a look around your yard for shingles on the ground or check the roof for missing sections. Hail can also bruise shingles which leads to cracks and leaks

  • Ice damage: When snow melts and refreezes, it can form ice dams that push water under your shingles

  • Falling branches or debris: If you have trees near your home, even a small branch hitting your roof during a storm can cause damage

After any big storm, it’s always smart to walk around your home and check for new damage. If you’re unsure, have a professional take a look.

What to Do if You Spot a Problem

If you notice any of these signs, don’t wait. It doesn’t cost anything to have a professional take a look and give you honest feedback.

Let’s make it simple:

  • Multiple missing or curling shingles
  • Leaks, stains, or mold inside your home
  • Sagging roofline or soft roof spots
  • Signs of damage after a storm

Any one of these should prompt a closer inspection.
