What we see on Normal homes
Normal's median house dates from 1989, which puts most of the town in the build-out between 1970 and 1990. 21,879 housing units, 55.2% of the occupied ones owner-occupied, which is a lower share than most of the towns we cover. A good deal of what we look at here is a rental or a recent purchase, and in both cases the useful question is what has to be done now against what can wait. Only 4.4% predates 1940. Most bathrooms here have been done once already, and the question is usually whether whoever did it moved the plumbing or worked around it.
Seventies and eighties bathrooms mean fiberglass one-piece units and molded surrounds. Those do not rot, but they go soft underfoot, stain in a way that will not scrub out, and crack at the drain. Replacing one is usually a clean job, because the supply lines are copper or early PVC and generally fine, so this is more often a straight tub or shower replacement than a full remodel, and we will say so when that is what it is. On a full remodel the order is what matters: the room comes out, whatever is behind the walls gets put right, and only then does anything new go in.
